Long-term Leased Property Management

For the homeowner who owns a property in the South Peninsula and has a long-term tenant in the property, but is not locally based or would prefer not to handle it.

I manage your relationship with them (meaning you don’t need to) by liaising with them and making myself available to them, should they have any problems or concerns.

Please note:  I am not acting in an estate agent capacity, but rather as a property manager / administrator. Therefore I can’t advise on legal matters relating to long-term rentals. Should you wish to utilize the services of an estate agent, I can happily recommend someone who can assist you.

  • Arranging for the security deposit to be paid to The Owner before occupation.
  • Monthly invoicing for rent and utilities – my invoicing system is linked to the credit bureau and tenants often get SMS’s to remind them about payment etc, which motivates timeously paying their rent.
  • Backup key holder and the first point of contact for the alarm or in case of emergencies.
  • Overseeing of garden, pool and housekeeping services.
  • Regular property inspections, maintenance reviews and feedback as well as emergency repairs and routine maintenance management.
  • Recording of all expenses and income for tax purposes and safe-keeping of the digital lease file with all documents, invoices and correspondence for record purposes.
  • Pointing The Owner in the right direction and putting them in touch with the legal team at TPN in order to take appropriate initial action in the event of rental arrears / breach of the agreement to remedy the situation.           

I work on a monthly retainer fee, depending on services required. Please contact me for my rates.
