HOW IT WORKS:
When you make contact with me, I make an appointment with you to come see you and your property. I will then give you some suggestions, advice and ideas on getting your property guest ready, if it is not ready already.
Once you are happy to move ahead, you either make me a co-host for your property if it is already advertised or I can assist in creating your listing from scratch. In this case I will stage your property before a professional photographer comes to take photos. Then I do a write up of your property and advertise it on Airbnb.

I will do an inventory list for you and get any needed guest essentials and inventory – linen, towels, hand soap, etc. I also put together a welcome guide for your property and the surrounding area.
I handle any bookings and guest interaction before and during their stay, management of garden and pool maintenance, cleaning and laundry management, inspections of the property, inventory management, arranging guest welcome gifts & advertising on Airbnb and social media. I would be the main key holder and the first point of contact for the alarm and in case of any issues or emergencies.
I am pretty flexible – I’m happy to tailor my services to suit your needs. I can assist with the whole process or parts thereof.

FEES:
Once off Set up Fee: R 1 500 (This is only applicable to the host who still needs their property photographed and loaded onto Airbnb.)
Ongoing fees: I charge you 15% of the booking income (after Airbnb takes their fee) as well as a monthly management retainer fee. The monthly management retainer fee covers all host call-outs, admin, performance reporting & quality control.
Monthly management retainer fees vary according to property size and amenities that need regular maintenance:
• Small 1 bedroomed unit: R1000 per month
• Bigger 1 to 2 bedroom home: R1500 per month
• Large homes with gardens and pools: R2000 per month
Excluded: Cleaning and laundry costs, garden and pool services, cost for repairs and maintenance needed, utilities (water, rates and electricity), inventory restocking and replacing, welcome gifts and replacing new linen and towels when needed. Photographer costs and any new inventory needed (linen, towels, staging items & start up guest essentials).
